This Disclaimer applies to the relea.ai website, the relea software-as-a-service platform, and any reports, exports, or communications produced by them (collectively, the "Service"). The Service is operated by Relea Technologies Inc. ("Relea," "we," "us," or "our"). Please read this Disclaimer alongside our Terms of Service (https://relea.ai/terms) and Privacy Policy (https://relea.ai/privacy). It is incorporated into the Terms by reference.
1. Decision-support tool, not advice
The Service is provided for informational and decision-support purposes only. Nothing displayed on relea.ai or produced by the Service, whether AI-generated or computed, constitutes:
- legal advice;
- tax or accounting advice;
- investment, financial, or securities advice;
- brokerage services, appraisal services, or a real-estate opinion of value;
- insurance, lending, or underwriting decisions;
- a recommendation to buy, sell, finance, refinance, lease, or hold any property or security; or
- a solicitation to enter into any transaction.
Relea is not a licensed broker, appraiser, lender, attorney, certified public accountant, financial advisor, or investment advisor, and does not act as a fiduciary for you or for any third party. You should consult your own qualified professionals before making any investment, legal, tax, accounting, financing, or insurance decision.
2. You remain responsible for your decisions
You are solely responsible for:
- the diligence, verification, and judgment you apply to any deal;
- confirming the accuracy of all inputs and outputs before relying on them;
- complying with applicable real-estate, fair-housing, tenant-protection, securities, licensing, tax, and consumer-protection laws;
- the terms of any listing agreement, MLS rules, offering memorandum, broker agreement, lender requirement, or similar obligation that binds you; and
- any transaction you enter into, or decline, based in whole or in part on the Service.
3. AI-generated content
The Service uses artificial intelligence, including large language models, to read documents, extract data, search public sources, and generate financial models, risk flags, checklists, and narrative commentary (collectively, "AI Outputs").
AI Outputs may be incomplete, inaccurate, out of date, or contradicted by sources you have not shared with us. Large language models can and do produce plausible-sounding but incorrect statements ("hallucinations"). Even when we use deterministic code for financial math, the code operates on inputs that were themselves AI-extracted and may therefore be wrong.
Before acting on any AI Output, you should:
- open the source linked in the provenance tooltip and confirm the number or statement;
- verify property-specific facts (year built, unit mix, utilities, leases, condition) through your own inspection or professional diligence;
- engage qualified counsel, an accountant, or an appraiser for material questions; and
- treat risk flags, due-diligence checklists, and capital-expenditure schedules as prompts for your own verification, not conclusions.
4. Financial modeling and projections
Financial figures shown by the Service, including but not limited to purchase price, rent roll values, operating expenses, net operating income, cap rate, cash-on-cash return, debt-service coverage ratio (DSCR), gross rent multiplier (GRM), price per unit, price per square foot, internal rate of return (IRR), cash flows, loan sizing, debt terms, and future projections, are estimates based on the inputs and assumptions you or the Service supplied at the time of computation. They:
- may be based on default assumptions that do not fit your situation;
- reflect the tax, insurance, interest-rate, and market conditions available at the moment they were generated;
- do not guarantee future performance; actual results may differ materially; and
- should not be treated as appraisals, fairness opinions, or opinions of value.
Stabilized, pro-forma, and scenario numbers are forward-looking. Forward-looking statements involve known and unknown risks and assumptions that may not materialize.
5. Third-party data
The Service ingests and displays data from third-party sources, including public listing pages, offering memoranda, county assessor and recorder records, the U.S. Census Bureau, rental comp services, court and floodplain data, and interest-rate benchmarks. This data:
- is provided by its respective source and is subject to that source's terms;
- may be stale, incomplete, inaccurate, or misclassified;
- may include errors arising from scraping, OCR, or parsing by the Service;
- may be subject to redistribution or commercial-use restrictions; you are responsible for your compliance with those restrictions when you share or export outputs that incorporate the data; and
- is not endorsed by Relea, and Relea makes no representation about its fitness for a particular purpose.
You must independently verify third-party data before relying on it.
6. No fair-housing, no tenant-screening use
The Service is designed for property-level and portfolio-level investment analysis. It is not a tenant-screening tool, a consumer report under the Fair Credit Reporting Act, or a fair-housing-compliance tool. You must not use the Service:
- to make leasing, hiring, credit, insurance, or similar eligibility decisions about any individual;
- to target or exclude protected classes in marketing, lending, or leasing;
- to generate statements that could be used to steer or to redline; or
- in any way that violates the Fair Housing Act, Equal Credit Opportunity Act, or analogous state or local laws.
7. No solicitation of securities; no fund offering
Nothing in the Service constitutes an offer to sell, or a solicitation of an offer to buy, any security, interest in a real-estate fund, syndication, joint venture, or similar investment. If you use the Service to prepare materials that you later share with investors (for example, a syndication memorandum), you are solely responsible for the content and for complying with applicable securities laws.
8. Branded exports and shared reports
When you export a PDF, Excel model, or shared link that includes your logo and branding, the content of that export reflects your assumptions, your inputs, and your judgment. You are responsible for the accuracy of anything you share externally and for any representations it makes to clients, co-investors, lenders, or counterparties. A Relea-attributed disclaimer may appear on exports but does not shift responsibility from you to Relea.
9. Testimonials and user stories
Any testimonials or user stories on relea.ai reflect the experience of the specific individual and are not a promise of similar results for you. Individual results depend on market conditions, property specifics, strategy, and the effort the user puts in.
10. Forward-looking statements about relea
Statements on relea.ai about the roadmap, features, availability, pricing, or future capabilities of the Service are forward-looking and may change. Nothing is guaranteed. See Section 10 (Fees and Future Pricing) and Section 18 (Changes to the Service or these Terms) of the Terms.
11. Limitation of liability
Your use of the Service and all AI Outputs, third-party data, and reports is at your own risk, and is subject to the warranty disclaimer, limitation of liability, and indemnification provisions in Sections 13, 14, and 17 of the Terms of Service. To the maximum extent permitted by law, Relea is not liable for decisions you make, transactions you enter into, or losses you incur in connection with the Service.
12. Jurisdictional note
Some jurisdictions impose additional requirements on the provision of real-estate, financial, or investment information. If the Service is not lawful to use in your jurisdiction, or if its use would subject Relea to additional licensing or regulatory obligations, you must not use the Service from that jurisdiction.
